New use for De Schulpwei: a sustainable padel complex is on the way
Starting in May 2026, a brand-new indoor padel complex with six courts will open at the De Schulpwei sports hall, developed by The Padellers Exploitatie B.V.. This company already operates in several locations across the Netherlands and emerged as the winner of a selection process that attracted no fewer than 21 interested parties.
Strong interest in a unique location
The search for a new tenant began in April 2025. Of the 21 interested parties, 14 submitted official applications. Ultimately, five remained in the final round. The Padellers were selected because of their strong proposal and sustainable approach. In addition, the complex complements the De Duinpan sports center and the outdoor sports facilities on Dr. Mansveltkade, without competing with them.
“We were looking for a partner that invests not only in sports, but also in the neighborhood,” says Laurens van Doeveren, Alderman , Economy, and Sports. “The Padellers have shown that they look beyond their own business. In their plan, they clearly indicated a desire to actively collaborate with local sports clubs and to provide opportunities for joint programming. That is exactly the kind of commitment we consider important for De Schulpwei and for Wassenaar.”
Sustainable remodeling and renovation
Renovation of De Schulpwei will begin in December 2025 and last approximately six months. During this period, the sports hall will be fully retrofitted to meet sustainability standards. This includes converting the building away from natural gas and installing heat pumps and solar panels. The roof will be insulated to meet the standards for new construction, the facades will be finished on the inside with false walls, and the glass will be replaced with HR++ glazing. LED lighting with motion sensors will also be installed to further reduce energy consumption. The hall will therefore not be demolished, but rather smartly and sustainably redeveloped.
Opening and operation
The renovated complex is expected to open its doors in May 2026. The property will be leased under a Triple Net agreement, whereby all costs and responsibilities rest with the tenant. This means that The Padellers is responsible for maintenance, investments, taxes, insurance, and management. The annual base rent of €120,000, excluding VAT, provides the municipality with a structural financial benefit. In addition, the ground lease agreement for the parcel has been extended until December 31, 2050, ensuring stability and room for sustainable development.
